‘Fast Start’ Marketing Plan

Week One:

ü Gather all documents required to sell your home (tax information, survey, flood elevation, insurance, etc.)

ü Take digital photos inside and outside

ü Place Sand Dollar Real Estate ‘For Sale’ sign on your property

ü Create Property Information Sheet for other offices and for showings

ü Create appealing and accurate description for Multiple Listing Service (MLS) and various websites

ü File “Showing Instructions” and special “Points-of-Interest”

ü Enter MLS Listing with multiple photos and detailed description

ü Contact all other LBI Realtors about new listing via Blast Fax program

  Week 2 - 3:

ü Create Virtual Tour and Virtual Flyer to distribute to all web sites*

ü Email listing to prospect database (Early Buyer's Alert and other designated buyer lists)

ü Preview property with local agents

ü Create/print/mail ‘Newly Listed’ postcards to prospects and the surrounding neighborhoods

ü Prepare and submit listing to websites*, including:

 ü  Jerseyshoremls.net           ü  Trulia.com  & Zillow.com 

 ü   Realtor.com                      ü  over 15 other distinctive websites

ü Create final inventory/furnishings list for Seller review

ü Design and print color Property Flyers for sign box, house and office

ü Prepare initial print ads

Week 3 - Week 4:

ü Submit photos & copy for homeowner’s personal web site on LBIrealestateNews.com

ü Schedule/announce/hold Broker Open House

ü Schedule public Open House, subject to Seller’s convenience and weather

ü  Monitor all previews & showings, supplying feedback to Seller on a regular basis

 Weekly/Bi-weekly, depending on season:

ü Cross-promote listings at other company sign boxes

ü Follow up with agents/buyers on all showings

ü Notify Seller of any competitive changes (new listings, price reductions, etc.)

ü Keep Seller apprised of showings and feedback

 Ongoing:

ü SandCastles Magazine – your listing in next issue, and close to the FRONT of the book. (not one of twelve or sixteen “thumbnails” as with others)

ü Market updates to Seller via email or snail mail, as preferred by Seller

ü Additional Open Houses as appropriate

ü Website* listings available 24/7/365

ü “Photo Gallery” web page with ONLY this listing and a unique address

ü LBI MarkeTrends newsletter sent to buyers and prospects

ü LBI Real Estate Seminars –  selected week ends Spring and Fall then weekly in the summer

ü LBIrealestateNews.com - ‘Early Buyer Alert’ and other unique buyer programs/information

ü Summer Rental Program - catch the early renter that would like to be an LBI owner some time soon.

ü Out- of- Area real estate Magazines, such as but not limited to; Jersey Shore ( NY/NJ metro, Staten Island, Central Jersey and all the Jersey Coast), Oasis Magazine (local, mailed to households on LBI and distributed in Philadelphia area)

ü Southern Ocean Chamber of Commerce Guide Book
