Here is a little bit about our market areas. We are going to break the Island into 3 sections--THE NORTH END, THE MIDDLE SECTION and THE SOUTH END.
Let's start with the NORTH END MARKET, this covers North Beach, Harvey Cedars, Loveladies, Barnegat Light and High Bar Harbor.
KEY FEATURES
This end of the Island offers some of the most magnificent homes on the Jersey Shore. The architectural diversity is well known in this area. Beach Cottages on the bay side begin around the low $800,000's where as newer contemporaries on the ocean side in Loveladies are now approaching the low $2,500,000. An ocean front in this area would begin in the low $3M. We now move back to the center of the Island which is the MID SECTION MARKET which takes in the towns of Surf City and Ship Bottom-- the town where you enter the Island.
KEY FEATURES
The middle section of the Island is less pricey than the North End, a bay side cottage in Ship Bottom would be in the high $400,000 to low $500,000 range. A Surf City contemporary would range from $850,000 to $950,000. A bay front home would be starting just over $1.5M. Our final section is the SOUTH END MARKET comprising the areas of Brant Beach, Brighton Beach, Beach Haven Crest, Peahala Park, Beach Haven Park, Haven Beach, Dunes, Beach Haven Terrace & Gardens, Spray Beach, N. Beach Haven, the Town of Beach Haven, and Holgate on the southern tip of the Island.
KEY FEATURES
The South End of Long Beach Island offers something for everyone. A bay side single family house would start in the mid $500,000's. An ocean side older home would be in the $700,000 range. An oceanfront would start around $1,700,000. A bay front condominium comes in around the mid to upper $500,000's.
A little confused, that's OK. It is rather amazing that an Island that at it's widest point is about 5 blocks wide and has approximately 12 miles of developed land also has 6 municipalities and as you can see every few blocks the name of the towns change. The Island offers a wide range of property types, styles and price ranges.
